South African commercial property developer and management firm Orion Real Estate has partnered with International Workspace Network (IWG) to meet a growing need for co-working offices within mixed-use retail locations.

IWG is the global parent company of workspace solutions brands, such as Regus, SPACES and HQ, and is joining forces with Orion Real Estate to deliver the 800 m2 Regus flexible office space in the newly refurbished Promenade Centre in Mbombela, in Mpumalanga.

“The partnership sees the opening of a Regus professional workspace that will provide commercial clients with affordable, fully equipped, modern office space in one of the primary shopping malls in the Mbombela district,” says Orion Real Estate founder and CEO Franz Gmeiner.

The offices are expected to be completed and ready for occupation by the fourth quarter of the year.

Orion Real Estate has 17 years’ development experience in Mbombela, including the redevelopment of its Promenade Centre, which it acquired in 2005.

Phase 1 of the redevelopment was completed in 2021, while Phase 2, which started shortly thereafter, comprised the conversion of a hotel into retail space owing to increased retail demand, high footfall and trading density of the centre.

The completed redevelopment, with a 19 412 m2 gross lettable area situated along Samora Machel Drive, an extension of the N4 highway, comprises the shopping centre, office and medical suites.
