Carnival City Lifestyle Estate residential development project – Phase 1.

Ekurhuleni, in Gauteng, South Africa.

Project Owner/s
Carnival East Village Property Company, a collaboration between Livres and Sun International.

Project Description
The project will be anchored by the Carnival City Casino complex. The estate will encompass more than 50 ha of secure mixed-use living, and accommodate more than 3 000 new homes, and space and recreation amenities, linked by a network of green walking and cycling trails.

The estate will include an office component, a private school, a park area, a 10 000 m2 neighbourhood market and a village-style retail centre.

Five separate villages are being developed – East Village, West Village, Greenwich Village, Upper Westside and Upper Eastside – each with a distinct product offering ranging from freestanding homes to upmarket apartments.

East Village will be the first phase of the estate, offering 30 affordable residential units, with one- and two-bedroom apartment units – from 39 m2 to 72 m2 – in a series of three-storey apartment blocks.

Buildings will be equipped with solar and generator backup to future-proof the development against interrupted energy supply.

Potential Job Creation
Phase 1 is expected to create about 1 500 jobs, with about 10 000 jobs expected to be created.

Capital Expenditure
R2.5-billion.

Planned Start/End Date
Construction of the first units will begin by April 2024, with the first apartments ready for occupation by December 2024.
