International consultancy and construction company, Mace, has reached practical completion on the No. 1 Silo project in Cape Town, South Africa, and has successfully handed over the project to the Victoria and Alfred Waterfront. To coincide with its completion, the project has also won in the category for Office Development for South Africa in the 2013 International Property Awards in the African regional competition

Standing on a sea front location, No. 1 & 2 Silo is a 22,000 square metre mixed-use complex that will provide a unique destination comprising office, residential, retail and leisure features and is set to attract both tourists and the local community while bringing life back to the V&A waterfront. This is the first completed phase in the Silo Precinct comprising a number of mixed-use regeneration projects where Mace has acted as project manager and principal agent. The team has overseen this project from the initial feasibility, design and enabling-work stages, through to construction. The practical completion of the No. 1 Silo building marks the successful finish of a technically demanding programme of works to preserve the waterfront’s key historical pieces, including excavating into previously reclaimed land from the coastline and the maintenance of a 90-year old listed-building at the heart of the development.

The No. 1 Silo building has so far been recognised for its contribution to green technology and sustainability by being awarded one of the region’s first six-star Green ratings for design, from the Green Building Council for South Africa (GBCSA). A six-star ‘As-Built’ Green rating is also currently being sought for No. 1 Silo. It has also secured an accolade in the category for Office Development for South Africa in the 2013 International Property Awards in the African regional competition. The International Property Awards celebrate the highest levels of achievement by companies operating across the globe, ultimately determining the world’s finest properties and real estate professionals.

The second building of the development, No. 2 Silo, has also been enjoying success, having so far received a four-star Green Star SA Multi Unit Residential v1 Design Rating from the GBCSA. This makes it the first residential development in South Africa to be assessed using the GBCSA version 1 design rating tool. No. 2 Silo is made up of 31 apartments across seven levels with views over the harbour, sea, city and mountains, positioning it as one of the most exclusive residential developments in Cape Town. Practical completion for all areas up to level five was achieved and first owners starting moving in on 15th August 2013.. The next key milestone is the commencement of future ‘green’ buildings and carpark extensions within the Silo precinct. Design is already underway and construction imminent.

Mace’s Director for Sub-Saharan Africa, Nick Demain, said: “Our team is very excited to have completed No. 1 Silo, one of the more technically challenging and complex projects we have taken on in this region. With around 22 million tourists visiting the Victoria and Alfred Waterfront each year, we are delighted to be a part of regenerating this area and delivering a project that will leave a legacy for the region.” Stuart Shield, president of the International Property Awards, said: “The winning companies of the African Property Awards are enhancing the landscape of their countries with beautiful, modern and innovative properties which will further contribute to the growth and economic development of the continent.”
