Property development company Atterbury and JSE-listed capital property company Attacq launched the mixed-use Waterfall City onto the market on February 13, marking the next wave of its commercial development at the Waterfall Business Estate.

The Waterfall City mixed-use precinct is the largest urban concept development in South Africa. It is situated between Johannesburg and Pretoria.

Attacq CEO Morne Wilken notes that Waterfall City, which comprises 800 000 m² of the 1.6-million square metre mixed-use Waterfall Business Estate, will feature everything expected from a vibrant modern city. It embraces integrated, new urban living to the fullest, with retailers, offices, homes, hotels, a hospital and parks, as well as dining and entertainment facilities.

“This ground-breaking development is a highlight in our portfolio. The continued roll-out of Waterfall Business Estate supports Attacq’s sustainable growth and performance. It has gained excellent market traction and is making pleasing progress,” he says.

Under construction at the nucleus of Waterfall City is the super-regional Mall of Africa. At 120 000 m², Attacq highlights that this is South Africa’s largest single-phase shopping mall development to date. The R3.5-billion, two-level mall is set to start trading in April 2016.

The Waterfall City Netcare Hospital is already fully operational, says Wilken, adding that, in November this year, a 4 100 m² 150-bed City Lodge Hotel will welcome guests to the city.

Also, Atterburyhas the rights to develop 1 200 urban residential units in Waterfall City, and Waterfall’s residential developer, Century, is set to build on this in the future.

In addition to premium-grade corporate office space, Waterfall City will also accommodate tenant-driven low-density office developments, including Maxwell Office Park, motor dealerships and other businesses handpicked to benefit those who come to Waterfall City to work, live, shop and stay in the fastest-growing urban node in Africa.

“The list of leading companies that realise the impressive benefits of having offices in Waterfall City is already impressive and growing,” says Atterbury MD James Ehlers.

He adds that Swiss pharmaceutical company Novartis has concluded a deal for new
7 000 m² corporate offices at Waterfall City for occupation in April 2015. From December this year, international healthcare products manufacturer Covidien will operate its distribution centre of 11 000 m² from the Waterfall Distribution Campus. Atterbury will begin construction on both premises this month.

Atterbury has started work on the 4 700 m² offices for gas detection and analysis system company Dräger, the 4 500 m² offices for system developers Angle Shack, the 7 500 m² offices for communications firm Westcon and the 4 000 m² offices for British food manufacturer Premier Foods.

Currently, four large projects have been completed in Waterfall Business Estate – the 44 200 m² Cell Campus, the 26 286 m² premises for information technology distribution group MBT Technologies, the 23 139 m² head office for diversified construction and infrastructure concessions services group Group 5 and the 6 066 m² head office for engineering consultancy firm Golder and Associates.

“Waterfall City is the whole package. It is more than a city – it’s a truly connected, fully integrated lifestyle. “Its design is inspired by principles of walkable, energised, mixed-use environments to create a truly trailblazing city,” concludes Ehlers.
