Sandton Gate mixed-use development project.

Location
Sandton Gate will be located on the doorstep of South Africa’s economic business centre, on William Nicol drive, between Sandton drive and Republic road, in Sandton, Gauteng, South Africa.

Project Owner/s
Abland/Tiber Joint Venture (JV), which will manage all aspects of the development, from the initial planning, design, construction and leasing to the management of the precinct.

Project Description
The proposed Sandton Gate site provides 130 000 m2 of developable floor area comprising about 80 000 m2 of offices, 400 residential units and a variety of lifestyle and smaller retail amenities.

The site is adjacent to the Braamfontein spruit, which will be rehabilitated and upgraded as part of the project, thereby encouraging cyclists and residents to use this open space and the other amenities provided.

Phase 1 will include 15 500 m² of commercial space, 13 000 m² of P-grade office space and a 2 500 m² gym positioned on the piazza level of the building.  

The first phase will also include the development of 137 modern open-plan apartments, which will range from two- to three-bedrooms, as well as four-bedroom penthouses.

The residential development will be completed in parallel to the commercial development.

The project will also include road upgrades, including a new intersection on William Nicol between Mattie and Sandton drive.

Additional lanes will also be constructed to ensure seamless access to the precinct and decrease potential congestion around the area.

Ultimately, there are seven substantial upgrades that the JV is undertaking, ranging from the Peter Place, Republic and Mattie intersections to Sandton drive and William Nicol.

The project is estimated at R3.5-billion.

Planned Start/End Date
The completion of the residential first phase is envisaged for the fourth quarter of 2020.

The developers are aiming to hit their presale target by August, with the construction of the top structure subsequently beginning in the fourth quarter of 2019.

Phase 2 of the development will be ready for occupation by the first quarter of 2021.

Latest Developments
The Abland and Tiber JV are on track to complete Phase 1 of the mixed-use development.

Confirmed tenants, which include Mimecast, will call Sandton Gate home as of November 1.

“Due to the high demand following the launch of Phase 1, we aim to break ground for Phase 2 in 2020,” Abland marketing and leasing director Grant Silverman has noted in a statement.

“We’ve redesigned Phase 2 to include more retail offerings that will include a grocery store and pharmacy as anchor tenants, as well as a hotel and a holistic medical offering. Other amenities will include restaurants, coffee shops, salons and other convenience stores.”

Phase 2 of the development will be ready for occupation by the first quarter of 2021.

The new intersection on William Nicol between Mattie and Sandton drive is under way.
