Paarl gets its first green star-rated building

The Green Building Council of South Africa (GBCSA) has awarded a 4-Star Green Star Office Design Rating to the new Cecilia Square office development, becoming South Africa’s thirty-first green certified project and the Western Cape town of Paarl’s first.

GBCSA, which commented that the number of Green Star SA certifications has doubled every year since 2009, aimed to reach a total of 60 certifications by year-end.

The Lazercor Developments-owned Paarl-based office building, which is expected to be completed by September, achieved a 55% reduction in energy and a 70% reduction in water consumption.

This was owing to the adoption of initiatives such as harvesting rainwater run-off and using energy efficient lighting on the two-building property, said PJ Carew Consulting green consultant Michelle Ludwig.

The developer used coffered slabs, which contained “empty pockets”, rather than solid slabs, between the floor levels, which reduced the amount of concrete used, as well as created thermal capabilities.

Ludwig commented that the development of Cecilia Square was “all about keeping it simple and indicates how much can be achieved through small measures”, adding that the green building’s development had not cost much more than that of a the development of traditional building.
