Name and Location
Knightsbridge Manor office park redevelopment project, Gauteng, South Africa.

Client
Emira Property Fund.

Project Description
The project involves the redevelopment of Emira’s Knightsbridge Manor office park, in Johannesburg, into a P-grade and Green Star SA-rated office complex.

The project will be undertaken in three phases, which will result in its size more than tripling to 29 352 m2.

The new-generation Knightsbridge business park will be defined by high-quality design, materials and finishes, and will feature standby generators and backup water supply. This will be complemented by resource-efficient state-of-the-art mechanical and electrical installations, including a chilled-water system, lighting sensors, access control, closed-circuit television and rainwater harvesting for irrigation. It will also have the built-in capacity to place photovoltaic panels on the roofs and offer its users generous parking.

The buildings have been designed with flexible floorplates to provide the best size for different kinds of businesses.

Owing to the redevelopment of Knightsbridge, the intersection at Sloane street and William Nicol drive will be upgraded. The new office park will boast a minimum 4-star Green Star SA rating from the Green Building Council South Africa.

Value
R795-million.

Duration
The first of seven new buildings is expected to be completed in May 2017.
