Project Description
The Waterfall Business Estate is a 1.6-million-square-metre mixed-use commercial development. It spans land on both sides of the N1 highway – from the Woodmead interchange through the Buccleuch interchange to the Allandale interchange and joins Modderfontein in the east and reaches beyond Kyalami in the west.

The development master plan includes 200 000 m2 of offices. Light and high-tech industrial property will be located in the Logistics Precinct, the Distribution Campus, the Commercial District, Landmark Park and Factory Depot, opposite the Gautrain maintenance yard. Retail will feature in the Lifestyle Estate, serving Waterfall’s residential estates near Kyalami.

The heart of Waterfall will be the 800 000 m2 mixed-use Waterfall City. It will feature a mix of retail in a 115 000 m2 shopping precinct, with offices and homes.

Value
The project will have a total value of well over R25-billion.

Duration
The development of the project will be market-driven and rolled out over the next 14 years.

Latest Developments
Atterbury and JSE-listed Attacq have launched the 800 000 m2 mixed-use Waterfall City, marking the next phase of commercial development at the six-million-square-metre mixed-use Waterfall Business Estate.

The 330 ha Waterfall City will, once complete, offer retail, office and residential space, as well as hotels, a hospital and several parks.

Currently under construction at the nucleus of Waterfall City is the R3.5-billion super-regional Mall of Africa which, at 120 000 m2, will be South Africa’s largest single-phase shopping mall development, once it begins trading in April 2016.

Meanwhile, the Waterfall City Netcare Hospital is already fully operational, while the 4 100 m2 150-bed City Lodge Hotel will open its doors in November.

Atterbury also has the rights to develop 1 200 urban residential units in Waterfall City.

In addition to premium-grade corporate offices, the development will accommodate tenant-driven low-density office developments, including the Maxwell Office Park, motor dealerships and other businesses.

Atterbury would begin construction on 7 000 m2 corporate offices at Waterfall City for pharmaceutical firm Novartis later this month, while it has already started work on offices for medical technology developer Dräger, Angle Shack, communications firm Westcon and foodstuff producer Premier Foods.

The four large projects completed to date in the Waterfall Business Estate include the 44 200 m2 Cell C campus, the 26 286 m2 MBT Technologies premises, the 23 139 m2 Group Five head office and the 6 198 m2 Golder & Associates head office.
