Growthpoint Properties opens regional office in upmarket Pretoria building

Property investment company Growth-point Properties has opened a regional office in the premium 10 000 m2 AAA-grade Menlyn Corner, in Pretoria, which the company owns.

Growthpoint’s prime office building pro-vides occupants with cost savings owing to its energy efficient design and technologies.
The façade of the building is designed to the new SANS 204 energy standard and the SANS 10400 Part XA energy regulation. The offices meet the new fresh air regulation, SANS 10400 Part 0, and provide 100% more fresh air than the regulation specifies. A heat pump incorporated in the building design saves 30% to 50% of the electrical energy that heating of the same capacity would require and the air-conditioning system saves energy by allowing different zones to be activated. The offices also feature a water-wise garden.

With its environment-friendly design, it also offers excellent aesthetics to ensure the best user experience. The five-level multitenant office development features an elegant, airy modern reception lobby on the ground level. It has access control, around-the-clock security with closed-circuit television, and generous secure covered basement parking for staff and visitors alike.

Growthpoint joins Liberty Life in this newly developed office building. Liberty Life has consolidated several offices into a single, modern space at Menlyn Corner to reduce overheads and occupies 3 600 m2 of the building.

Growthpoint Properties divisional director for offices Rudolf Pienaar explains that Menlyn Corner is a unique proposition in the Pretoria office market. “Our new offices at Menlyn Corner allow us to be closer to our clients in the region and, by doing so, facilitate even better relationships. It also gives our team more time to spend at our properties and with our clients to gain a better understanding of their businesses and how they interact with our buildings.

“Demand for this type of prestigious office space has increased in the area,” says Pienaar, adding that Menlyn is quickly becoming one of the city’s most desirable office nodes, and is certainly the place to be for the banking and financial sector in the region.

The presence of sought-after amenities is one of Menlyn’s big draw cards. These include restaurants, hotels, gyms, banks and shopping opportunities. Menlyn Corner is directly opposite the Menlyn Park shopping centre and next to the mixed-use Menlyn Piazza, on the corner of Atterbury and Lois roads.

Menlyn Corner is near the N1 highway and close to public transport routes such as Gautrain buses linked to the Hatfield Gautrain station. Further, Menlyn’s proximity to sought-after suburbs, such as Faerie Glen, Lynnwood, Moreleta Park, Waterkloof Glen and Woodhill, contributes to the high demand the area is experiencing as more and more corporates opt to call Menlyn home.
