Name and Location
Levy Business Park and mall, Lusaka, Zambia.

Project Description
The project involves the construction of a new 94 000 m2 mixed-used project.

The business park is a groundbreaking development, representing Zambia’s first fully enclosed mall and office site.

The site is situated at the intersection of Church and Kabelenga roads – a flat site in a centrally situated light industrial area of Lusaka.
Lusaka is intersected by four main highways, which include the Great North road (to Tanzania) and the Great East road (to Malawi).

The project, also known as the Jewel of Lusaka, will consist of retail, office, hotel and residential nodes.

The two-level 30 000 m2 retail component will include two anchors from South Africa, a wide range of retail outlets and banks, a substantial food court adjoining a cinema complex and an extensive parking facility. The shopping complex has been designed to express several familiar African concepts and images in a modern context.

The hotel component will be situated on one of the corners of the intersection, opposite the office block.

The three-star hotel will house 150 rooms and a 400-seat convention centre. Once completed, the hotel will be managed by Southern Sun and will form part of the Stay Easy Hotel Group, a division of Southern Sun hotels.

Value
The project was initially expected to cost $200-million but, as it approaches completion, the cost has dropped to $165-million.

Duration
Construction is currently on track for completion in October.

Client
Liberty Properties and the Zambia National Pensions Scheme Authority (Napsa).

Key Contracts and Suppliers
Liberty Properties, Bentel Associates International.

Latest Developments
More than 70% of the work at the Levy Business Park has been completed and the facility will be opened this month.

Once opened, the facility is expected to create more than 1 000 jobs, which will have a multiplier effect on the local economy.

On Budget and on Time?
The project was initially planned to take 21 months but was extended to twenty-two-and-half months, owing to several challenges, like the floods in Lusaka and the rocky ground, which required persistent blasting.

The contractor, however, has assured that the venture is on course.
